Nobody's perfect - and no house is perfect, either.

Why a home inspection?

A house inspection performs two purposes:

  • Alerts you to problems and issues e.g., asbestos, lead-based paint, fire hazards, pest infestation, building code violations etc.
  • Helps you develop terms and conditions for sale, e.g., the cost of repairs or hazard removal

It is strongly recommended you hire a professional, experienced home inspector to analyze any home you are seriously interested in buying. This professional should be an unbiased third party. Dale Kantymir can refer you to home inspectors who have served other buyers well, or you can look in the telephone book's yellow pages under Home Inspectors. You should be present for the inspection.

What does a home inspection cost and include?

The cost of a house inspection depends upon the size and nature of your home, and generally runs between $150 and $500, depending on the value of your home. You should make sure the inspector has errors and omissions insurance.

When you decide upon a home to buy, then both you and Dale should be present when the third party inspector arrives to perform the formal inspection. Dale can perform quality assurance. A formal report will come out of this one visit.

Home inspection health and safety issues

Items inspected include some or all of the following:

  • presence of asbestos, lead-based paint, mildew and other health issues
  • presence of termites and other destructive biota
  • proper anti-termite and other preventative measures and insurance
  • roofing and drainage
  • soil and foundation stability
  • safety of electricity and gas
  • whether all appliances are working properly
  • leaking pipes, previous water damage and any other damage
  • conformity to building codes
  • presence of rodents, pet parasites or other species already living in your home
